Our 1st program
Discover MultiRés, our energy renovation program for multi-residential buildings.
The Greater Montreal Climate Fund and its financial partner, Efficiency Capital, have created MultiRés – a fully financed, turnkey energy renovation program for owners of multi-unit residential buildings (MURBs) in the 82 municipalities of Greater Montreal. The program offers a turnkey combination of financing and technical assistance to help owners implement energy efficiency, decarbonization and renewable energy projects.

The program team offers expertise in renovating while maximizing available subsidies and energy savings, and reducing the overall cost of renovation. This support makes it possible to carry out renovations that add real value to assets, with advantageous conditions for owners and lenders alike.
Program presentation
The MultiRés program was originally designed to address one of the most challenging business cases for decarbonization: small properties at the lower end of the market, where rental income is limited and customers are reluctant to pay more.
By combining funds from the Infrastructure Bank of Canada with investments from some of the country’s leading philanthropic investors, MultiRés extends repayment periods and allows payments to be made from the savings generated by the energy efficiency improvement project. This approach enables owners to increase the value of their property after renovation and reduce their operating costs, all in a simple, easy-to-manage package.
Eligibility criteria
The program targets a specific category of buildings. To be eligible, four criteria apply:
- The building must comprise between 6 and 100 residential units.
- The owner must have a genuine interest in reducing the building’s carbon footprint.
- The building must be located in one of the municipalities of Greater Montreal, including the territories of Kanesatake and Kahnawake.
- The building owner must be an individual, a cooperative, a non-profit organization or a small/medium-sized business.

By participating in this program, building owners can significantly reduce their carbon footprint, lower their operating costs, increase the value of their property and actively contribute to the fight against climate change in Greater Montreal.
Turnkey approach
A turnkey approach enabling MultiRés and its operating partners to provide an assessment, a letter of intent, financing for up to 100% of eligible project costs, and complete management of renovations.
Administrative support
MultiRés can manage permits and inspections, applications for incentives, as well as relations with government programs and groups such as CMHC and Hydro-Québec, to maximize benefits for homeowners.
Technical support
MultiRés offers technical support and advice from the program’s experts in renewable energy financing and energy efficiency to identify the most attractive energy reduction or decarbonization measures.
Access to a network of contractors and service providers
MultiRés offers access to a network of qualified contractors and service providers, or the possibility of using your own contractor if eligible.
Planning assistance
MultiRés offers assistance in planning, implementing and monitoring projects to ensure maximum reduction in energy consumption and emissions.
Wide range of permissible measurements
MultiRés offers a wide range of eligible measures, including replacing heating/cooling systems, renovating lighting systems, improving the building envelope, replacing windows or installing renewable energy systems (e.g. geothermal, photovoltaic solar panels).
Innovative technologies
MultiRés uses innovative technologies such as on-site electrical storage and wastewater heat recovery systems.
